Is homestead automatic?

Usually the owner applies. An approved exemption may continue while the owner qualifies, but changed facts or verification can affect it.

Where do I file?

File with Bexar Central Appraisal District, not the Tax Office or Texas Comptroller.

Is the cap the same as the exemption?

No. An exemption can reduce taxable value while an appraisal cap limits certain annual value growth after its requirements are met.

Can I file late?

Late-filing provisions may exist. Use the current form and ask BCAD rather than assuming the opportunity is gone.

How much will I save?

Do not multiply one percentage by market value. Savings depend on approved exemptions, taxing units, taxable value, rates, dates, and account history.
